The team here at Hurtwood limited did work supporting a major BMS (building management systems) integrator. The Holdenhurst road office block, which in its time has been described as “the wedding cake building” thanks to its iconic tiered structure was in need of a retrofit systems upgrade due to the existing BMS systems increasingly becoming obsolete. The building of late 1980’s construction covering a 2.2 acre site had scope for Hurtwood to go in and offer building management systems upgrades that could get in place quickly and effectively.
Tackling obsolescence via upgraded systems is a key way to significantly reduce running costs and improve energy efficiency without having to majorly disrupt the existing infrastructure. The team were able to upgrade two Satchwell BAS 196 outstations systems within the 100 Holdenhurst road office block in Bournemouth helping lead the way in upgrading existing obsolscence in these building automation systems (BAS).
The now obsolete Satchwell outstations controlled the boilers and several Air Handling Units (AHUs). The original BAS IO cards and the central processing unit (CPU) cards required a retrofit and consequently were replaced with the Satrofit Modbus cards and a Tridium JACE. Replacing the original cards with the updated satrofit cards allowed for a retrofit solution in this large office site.
We also converted the existing building automation systems (BAS) engineering file into the Niagara framework using our software conversion tool and fully engineered the control strategy and the graphics. The conversion tool significantly reduced the engineering time for the Tridium JACE controllers. As part of this process, we incorporated numerous energy saving enhancements into the logic, reducing the on-going energy and carbon use.
Overall, the Satrofit cards (designed with retrofitting in mind) coupled with the conversion tool reduced the timescales and cost of the project significantly and also the disruption to the client.
